1522 First Avenue’s Exterior Nears Completion on Manhattan’s Upper East Side

The 27th-tallest building on our year-end construction countdown is 1522 First Avenue, a 30-story medical office building in the Yorkville section of Manhattan’s Upper East Side. Designed by Perkins Eastman and developed by Extell, the 449-foot-tall structure will yield 400,000 square feet of Class A office space, as well as retail space on the ground floor and cellar levels. The Hospital for Special Surgery will serve as the anchor tenant, occupying 200,000 square feet across the first eight stories of the building. The property is alternately addressed as 403 East 79th Street and is located between East 79th and East 80th Streets.

The façade has finished enclosing the upper levels of the northern and eastern elevations since our last update in late July, when the white paneling and grid of recessed floor-to-ceiling windows had recently reached the top of the tower and the tower crane was in the process of being dismantled. The only sections of the exterior still awaiting completion are the ground floor and the gap in the western elevation where the construction hoist remains attached.

The final outcome almost exactly matches the renderings, which previewed 1522 First Avenue’s use of large industrial-style windows on the southern and western sides of the multistory podium, and uniform grid of vertically oriented windows on the floors above. The ground floor is shown enclosed in dark floor-to-ceiling glass and contrasting black paneling.

The Hospital for Special Surgery’s new facility will feature offices and treatment rooms for musculoskeletal conditions. The building will also include space for the offices of the Department of Health, as well as room for ambulatory care and surgical facilities. The development will utilize enhanced ventilation and filtration systems.

The nearest subway from the site is the Q train at the 86th Street station, located at the corner of East 83rd Street and Second Avenue.

1422 First Avenue’s anticipated completion date is slated for the fourth quarter of 2024, as noted on site, though YIMBY expects work to fully wrap up in early 2025.

    What really annoys me about this building is that Extell demolished probably close to 100 apartments, sat on it for years, and then put up a cheap commercial building once they could get a tenant. In a primarily residential area, when the entire city has a glut of commercial real estate. It is real estate speculation at its worst.

    They are doing the same thing up the street on 86th.

  4. Random question, why do those mid century red brick buildings (such as the one in the first photo) have brickwork that is so much cheaper looking than even slightly prewar buildings?

    • because ppl care more and more about efficiency while prewar bldgs tended to spend $$$ for “unnecessary” details such as some statues or entrance ornaments/sculpture etc. Sad. We can no longer build those. Just look at sculpture/statues in Europe

    The church dates from 1906 and seems to be the formulaic iron “marble” columns and plaster “stone” vaulting—a very common design. The facade is brick with terra cotta gothic “carvings.” I am not certain this merits landmark status.

    The white medical building might be improved with a large nurse’s cap on the roof.

    It’s a beautiful church – doors (in daytime) are usually open to show the gorgeous interior (visible from sidewalk as you pass by). Also, the church added (a couple of years back) very good exterior lighting that makes it the highlight (IMO) of the block at night. (Colors change – tastefully – for various holidays, etc.) I don’t see it as in any way formulaic – that’s like saying Marilyn Monroe was formulaic, because she had eyes and a nose. Also, it does double duty (triple?) having absorbed two different neighborhood churches that were raised for development purposes – so, it’s all the more important (and notable/un-formulaic) in that regard.
