The affordable housing lottery has launched for North Cove, a 30-story residential building at 375 West 207th Street in Inwood, Manhattan. Developed by Joy Construction Corporation and Maddd Equities and designed by Aufgang Architects, the structure yields 611 apartments, a suite of amenity spaces, 60,000 square feet of retail on the lower levels, and 120 parking spaces. Available on NYC Housing Connect are 484 units for residents at 30 to 110 percent of the area median income (AMI), ranging in eligible income from $21,566 to $184,470.
Amenities include bike storage lockers, a shared laundry room, gym, outdoor areas, indoor- and outdoor recreation spaces, high-speed internet, elevator, and an on-site resident super. Units are equipped with vinyl tile, Caesarstone countertops, and white appliances. Tenants are responsible for electricity.
At 30 percent of the AMI, there are 15 studios with a monthly rent of $555 for incomes ranging from $21,566 to $37,290; 29 one-bedrooms with a monthly rent of $702 for incomes ranging from $26,949 to $41,940; and 17 two-bedrooms with a monthly rent of $834 for incomes ranging from $32,332 to $50,310.
At 50 percent of the AMI, there are 35 studios with a monthly rent of $1,021 for incomes ranging from $37,543 to $62,150; 56 one-bedrooms with a monthly rent of $1,284 for incomes ranging from $46,903 to $69,900; and 31 two-bedrooms with a monthly rent of $1,533 for incomes ranging from $60,686 to $83,850.
At 70 percent of the AMI, there are 39 studios with a monthly rent of $1,487 for incomes ranging from $53,520 to $87,010; 74 one-bedrooms with a monthly rent of $1,867 for incomes ranging from $66,892 to $97,860; and 39 two-bedrooms with a monthly rent of $2,232 for incomes ranging from $80,263 to $117,390.
At 110 percent of the AMI, there are 29 studios with a monthly rent of $1,727 for incomes ranging from $61,749 to $136,730; 65 one-bedrooms with a monthly rent of $2,168 for incomes ranging from $77,212 to $153,780; and 55 two-bedrooms with a monthly rent of $2,592 for incomes ranging from $92,606 to $184,470.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 11, 2025.
