The affordable housing lottery has launched for 2-21 Malt Drive, a two-tower development in Hunters Point, Queens. Designed by SLCE Architects and developed by TF Cornerstone as part of the Hunters Point South complex, the complex features 38- and 25-story towers yielding a total of 811 residences. Available on NYC Housing Connect are 244 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $85,372 to $218,010.

Amenities include a garage, concierge, on-site resident manager, package lockers, recreation room, media room, business center, children’ play room, shared laundry room, gym, rooftop terrace, and a pool. Units are equipped with washers and dryers. Tenants are responsible for electricity.

At 130 percent of the AMI, there are 75 studios with a monthly rent of $2,490 for incomes ranging from $85,372 to $161,590; 103 one-bedrooms with a monthly rent of $2,890 for incomes ranging from $99,086 to $181,740; and 66 two-bedrooms with a monthly rent of $3,590 for incomes ranging from $123,086 to $218,010.

The author seems to be confusing the neighborhood with the with project. 2-21 Malt Drive is NOT part of Hunters Point South complex, project or part of the Hunters Point South master plan, it is a completely separate project that was undertaken in the same neighborhood but next to the complex. Hunters Point South was an affordable housing project undertaken on public land that created a new neighborhood with about ~5,000 affordable apartments. This development is not part of the affordable housing project and was undertaken on privately owned land that was never part of the master plan. Essentially a neighboring property owner saw the adjacent development as an opportunity to also develop their own site, and jumped on the bandwagon and excitement about the new neighborhood.
