Permits have been filed to expand a two-story structure into a four-story mixed-use building at 150-28 Hillside Avenue in Jamaica, Queens. Located between 150th Street and 153rd Street, the lot is near the Jamaica Center-Parsons/Archer subway station, served by the E, J, and Z trains. Muhammad Ilyas Mullick is listed as the owner according to the NYC Planning site.
The proposed 42-foot-tall development will yield 8,221 square feet, with 6,345 square feet designated for residential space and 1,876 square feet for commercial space. The building will have ten residences, most likely rentals based on the average unit scope of 635 square feet. The steel-based structure will also have a cellar and a 28-foot-long rear yard.
Alix Michel of Citiscape Consulting is listed as the architect of record.
Demolition permits will likely not be needed as the project calls for a vertical expansion. An estimated completion date has not been announced.
