The affordable housing lottery has launched for 25-01 Queens Plaza North, a 26-story residential building in Long Island City, Queens. Designed by Handel Architects and developed by Grubb Properties, the structure yields 417 residences. Available on NYC Housing Connect are 126 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $117,120 to $218,010.
Amenities include pet-friendly policies, a dog park and dog washing station, bike storage lockers, gym, pool, media room, party room, recreation room, business center, rooftop terrace, storage, doorman, on-site resident manager, and concierge. Units are equipped with washers and dryers, air conditioning, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity including heat.
At 130 percent of the AMI, there are three studios with a monthly rent of $3,416 for incomes ranging from $117,120 to $161,590; 107 one-bedrooms with a monthly rent of $3,653 for incomes ranging from $125,246 to $181,740; and 16 two-bedrooms with a monthly rent of $4,366 for incomes ranging from $149,692 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 11, 2025.

This seems to be an all-electric building, but the kitchen ranges look like gas rather than induction. I wonder if the AMI included the large public housing complex nearby.
I think this started before the all-electric thing kicked in.
