The affordable housing lottery has launched for 31-61 Vernon Boulevard, an eight-story residential building in Astoria, Queens. Designed by S. Wieder Architect and developed by Meshulem Z. Twersky under the 31-61 Vernon Boulevard LLC, the structure yields 51 residences. Available on NYC Housing Connect are 16 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $105,223 to $181,740.
Amenities include a fully equipped gym, yoga and dance studio, shared laundry room, common area Wi-Fi, pet-friendly policies, lounge, community center, recreation room, business center, children’s playroom and a rooftop terrace. Tenant is responsible for electricity including stove, hot water, and heat.
At 130 percent of the AMI, there are two studios with a monthly rent of $3,069 for incomes ranging from $105,223 to $161,590, and 14 one-bedrooms with a monthly rent of $3,253 for incomes ranging from $111,532 to $181,740.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 4, 2025.
