New images have been released for 1 Park Point, a 13-story mixed-use project in Windsor Terrace, Brooklyn. Designed by FXCollaborative and developed by Focus Property Group, a subsidiary of JEMB Realty, the 395,726-square-foot project wrapped up construction in late 2024. The building sits on Machate Circle at the southwestern entrance to Prospect Park, with a distinctive curved masonry façade that follows the site’s shape.
1 Park Point features 375 rental units, with 25 percent designated as affordable housing. Residences average 798 square feet, and the building includes 5,388 square feet of retail space, 18,850 square feet of community space, and 106 enclosed parking spots. The property integrates an advanced mechanical heating and cooling system into its façade, eliminating the need for outdoor units.
Amenities include a central courtyard, a landscaped rooftop terrace, and event spaces. The ground floor is designed to activate the Coney Island Avenue retail corridor, enhancing walkability and neighborhood engagement.
Transit nearby the property includes subway stations serviced by the F and G trains.

I like the transition to the parapet with a higher spandrel on the lower floor.
Great addition to the Windsor Terrace neighborhood! More please
Looks nice!
What are “parapet” and “spandrel?” They sound like a British comedy duo.
They are not as bad as a squinch.
A very high quality and decent design that maybe could have used a little something extra on part of the facade.
No images of the rooftop screening system? I’ve walked by a few times in the early evening and seen a projection screening on their roof. It looked like it had two screens, too!
As this building is located right near Prospect Park, frequented by wild birds, I really hope that special glass has been installed in this building, in order to deter bird strikes into windows; this is a major cause of wild bird fatalities in our urban environment. We should all be concerned about our dwindling wildlife.
yes this is a great looking building, and although the lottery for those units are closed, I heard that building received 100.000 thousand applicants, not to go off topic, but yes the structure does look nice
