Next Phase Announced For Gansevoort Square Redevelopment In Meatpacking District, Manhattan

New York City Mayor Eric Adams and the New York City Economic Development Corporation (NYCEDC) announced the next phase of the Gansevoort Square redevelopment project, which will bring up to 600 units of mixed-income housing to Manhattan’s Meatpacking District. Located on Little West 12th Street between Washington Street and Tenth Avenue, the project is part of Mayor Adams’ “Manhattan Plan,” which aims to create 100,000 new homes in the borough over the next decade. The redevelopment will include ground-floor retail space, new publicly accessible open areas, and potential expansions of both the Whitney Museum of American Art and the High Line. It is expected to generate $940 million in economic impact and create 2,600 construction jobs, along with 160 permanent positions upon completion.

The redevelopment plan calls for at least 50 percent of the residential units to be permanently affordable, leveraging a mix of market-rate apartments and ground-floor retail revenue to achieve this target without requiring public subsidies. Proposals submitted under the city’s request for proposals (RFP) must prioritize sustainability, carbon neutrality, and energy efficiency. Additionally, the plan emphasizes active street life by incorporating pedestrian-friendly design elements and maximizing public open spaces.

The Gansevoort Square redevelopment aligns with the broader housing policies of the Adams administration, whose commitment includes a $26 billion ten-year housing plan and recent legislation to modernize land-use approvals and accelerate construction. The RFP for the Gansevoort Square project is open for submissions until April 30, 2025, with a developer expected to be selected by the end of the year. Officials anticipate certification into the Uniform Land Use Review Procedure by the end of 2026, with completion targeted for mid to late 2027.

More than housing, Gansevoort Square will become a community unto itself, creating new public and retail spaces, as well as expansion of the Whitney and the High Line—two of the most beloved attractions in the entire city. It will also be an engine of growth, creating 2,600 construction jobs, over 160 permanent jobs, and almost a billion dollars in economic impact.”

    It’s a large parcel, maximize the footprint all the way up to minimize the height, which will still be very tall. Skinny, tall buildings cost far more per square foot.
