The New York City Economic Development Corporation (NYCEDC) has announced the selection of Gansevoort Square Partners, a joint venture between Douglaston Development and Kinwood Partners, to lead the residential component of the Gansevoort Square redevelopment in Manhattan’s Meatpacking District. Located on Little West 12th Street between Washington Street and Tenth Avenue, the project will deliver 590 mixed-income housing units and ground-floor retail and community spaces. Up to 55 percent of the apartments will be permanently affordable.

Part of the broader “Reimagining Gansevoort Square” initiative first introduced in 2024, the redevelopment will include the new residential building, an expansion of the Whitney Museum of American Art, and improvements to open space and cultural infrastructure. The overall plan is expected to create approximately 3,700 construction jobs, 160 permanent positions, and an estimated $1.1 billion in economic impact. The development team will collaborate with architects MVRDV and CetraRuddy to deliver a design that supports both housing affordability and the neighborhood’s role as a cultural corridor.

Construction on the new Gansevoort Square building is expected to begin in 2028 following the completion of the Uniform Land Use Review Procedure, anticipated for approval by the end of 2027.

“We’re honored to help shape the next chapter of the Meatpacking District,” said David Himmel, founder and managing partner of Kinwood Partners. “We’re creating a place where world-class architecture, inviting retail, new public spaces and meaningful affordable housing come together to ensure this neighborhood thrives as one of New York’s most dynamic and inclusive places to live.”

  1. seriously? 590 mixed-income housing in one of the most expensive metro neighborhoods in the US?

  2. It’s not going to start for another three years? Good luck.

  3. please build something architecturally distinct and no higher then the Standard or the Whitney.

    Thank you

This is a large parcel, what will the height limit be given the prominent location?
Mixed income housing couldn’t be more needed in the most expensive neighborhoods.

    • There is “affordable” artist housing at Westbeth huge development directly south of here. Below that is the large Mitchell-lama west village development. Add all the rent stabilized / controlled, SCRIE, DRIE, Section 8, NYCHA (Fulton projects almost directly north and west) .
But sure, keep up with the the misinformation. What is needed is a building that will benefit all new Yorkers. public space, museum, and yes amazing architecture. Isn’t that what this site is about.

  5. 2028 that’s right. Keep dreaming for the affordability is a gimmick.

  6. As part of the development they should consider a pedestrian bridge over the west side highway connecting the southern end of the Highline to Hudson River Park/Little Island.
