The affordable housing lottery has launched for Atlantic BK, a 17-story mixed-use building at 1065 Atlantic Avenue in Bedford-Stuyvesant, Brooklyn. Designed by Dencityworks Architecture and developed by BEB Capital, the structure yields 425 residences. Available on NYC Housing Connect are 138 units for residents at 60 to 130 percent of the area median income (AMI), ranging in eligible income from $55,475 to $231,120.

Amenities include pet-friendly policies, covered parking, bike storage lockers, a shared laundry room, common area Wi-Fi, gym, yoga and dance studio, media room, party room, recreation room, business center, children’s playroom, and rooftop terrace. The property also has a doorman, on-site resident manager, and concierge. Residences are equipped with washers and dryers, dishwashers, air conditioning, intercoms, and name-brand kitchen countertops and finishes. Tenants are responsible for electricity.

At 60 percent of the AMI, there are 68 one-bedrooms with a monthly rent of $1,491 for incomes ranging from $55,475 to $83,880; 18 two-bedrooms with a monthly rent of $1,777 for incomes ranging from $66,755 to $100,620; and six three-bedrooms with a monthly rent of $2,041 for incomes ranging from $77,246 to $115,560.

At 120 percent of the AMI, there are 33 one-bedrooms with a monthly rent of $2,900 for incomes ranging from $72,000 to $124,150; nine two-bedrooms with a monthly rent of $3,684 for incomes ranging from $76,149 to $139,620; and three three-bedrooms with a monthly rent of $4,244 for incomes ranging from $92,743 to $167,570.

At 130 percent of the AMI, there is one one-bedroom with a monthly rent of $3,689 for incomes ranging from $130,835 to $181,740.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 9, 2025.
