The affordable housing lottery has launched for Miramar, a pair of interconnected mixed-income and mixed-use buildings at 405-407 West 206th Street in Inwood, Manhattan. Designed by Beyer Blinder Belle Architects and developed by LMXD, an affiliate of L+M Development Partners, MSquared, and Taconic Partners, with the Community League of the Heights as the community sponsor, the structure yields 698 residences. Available on NYC Housing Connect are 281 units for residents at 40 to 80 percent of the area median income (AMI), ranging in eligible income from $38,400 to $154,080.
Amenities include a landscaped courtyard, an attended lobby, fitness center, party room, children’s playroom, coworking spaces, lounge spaces, music rehearsal rooms, storage, and rooftop terraces. Units are equipped with washers and dryers. Tenants are responsible for electricity including stove and heating.
At 40 percent of the AMI, there are 14 studios with a monthly rent of $978 for incomes ranging from $38,400 to $49,720; 63 one-bedrooms with a monthly rent of $1,040 for incomes ranging from $41,280 to $55,920; 30 two-bedrooms with a monthly rent of $1,231 for incomes ranging from $42,206 to $67,080; and one three-bedroom with a monthly rent of $1,406 for incomes ranging from $48,206 to $77,040.
At 60 percent of the AMI, there are eight studios with a monthly rent of $1,521 for incomes ranging from $57,018.00-$74,580; 56 one-bedrooms with a monthly rent of $1,622 for incomes ranging from $61,235-$83,880; 26 two-bedrooms with a monthly rent of $1,930 for incomes ranging from $73,715-$100,620; and four three-bedrooms with a monthly rent of $2,213 for incomes ranging from $75,875-$115,560.
At 80 percent of the AMI, there are eight studios with a monthly rent of $2,065 for incomes ranging from $75,669 to $99,440; 46 one-bedrooms with a monthly rent of $2,205 for incomes ranging from $81,223 to $111,840; 24 two-bedrooms with a monthly rent of $2,629 for incomes ranging from $97,680 to $134,160; and one three-bedroom with a monthly rent of $3,021 for incomes ranging from $103,578 to $154,080.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 2, 2025.
