The affordable housing lottery has launched for Lenox Avenue HDFC Cooperative ANCP Cluster, a group of rehabilitated buildings located at 135 West 132nd Street, 424 Lenox Avenue, 426 Lenox Avenue, 432 Lenox Avenue, and 406 Lenox Avenue in Harlem, Manhattan. Available on NYC Housing Connect are 36 units for purchase for residents at 100 percent of the area median income (AMI), ranging in eligible income from $63,093 to $192,600.

Units are equipped with name-brand kitchen countertops and finishes, energy-efficient appliances, and intercoms. Amenities include a shared laundry room
and storage.

Eligible buyers should have three percent of the purchase price available for a down payment. Each buyer must occupy the cooperative unit as their primary residence. No member of the applicant’s household may own or have previously purchased/owned any residential property.

At 100 percent of the AMI, there are five studios with an estimated price of $202,985 for incomes ranging from $63,093 to $124,300; seven one-bedrooms with an estimated price of $271,784 to $291,660 for incomes ranging from $79,128 to $139,620; 21 two-bedrooms with an estimated price of $297,749 to $348,749 for incomes ranging from $94,714 to $167,700; and three three-bedrooms with an estimated price of $331,989 for incomes ranging from $109,180 to $192,600.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 12, 2025.
