295-Unit Development Revealed for 253-275 Delancey Street in Newark, New Jersey

A preliminary rendering has been revealed for 253-275 Delancey Street, a forthcoming seven-story residential building on the southeastern edge of Newark, New Jersey’s Ironbound district. Designed by the Musial Groups Architects, the structure will yield 295 apartments and an enclosed 150-vehicle parking garage. The property occupies a triangular parcel bounded by Delancey Street to the north, Avenue I to the southeast, and Wheeler Point Road to the west.

The above rendering previews the main western profile of the building along Wheeler Point Road. The bulk of the structure’s lower five floors is clad in a light gray façade with a series of two-story windows divided by dark gray interior columns. A cutout near the center of this section will make space for an outdoor terrace. At the southern end of the property, the façade is composed of a darker gray material framing a grid of narrow windows.

Above the main setback, the final stories feature a departure in design incorporating a dense assembly of vertical louvres on the main bulk at the northern end. The opposite end features a gently pitched roof with a façade more closely resembling that of the floors below it. New tree-lined sidewalks are shown lining Wheeler Point Road at the base of the building.

The site is currently occupied by an open-air vehicular junkyard, as seen in the below Google Street View image. A number of industrial structures surround the property to the north and west.

Public transportation is fairly limited due to the project’s location within the industrial section of the Ironbound district. Access to Newark Penn Station would require a ten-minute walk and a 20-minute bus ride from South Street. Residents unable to secure one of the 150 parking spots in the building will need to rely on street parking.

An anticipated start and completion date for 253-275 Delancey Street has yet to be announced.
