Haussmann Development has closed on the $7.5 million purchase of a 10,166-square-foot plot for the development of a new residential building at 16-20 Convent Avenue in West Harlem, Manhattan. Designed by architect Nickolas Kazalas, the ten-story structure will yield 75 apartments with 15 reserved for residents earning 60 percent of the area median income (AMI).
Units at 16-20 Convent Avenue will be offered in one- and two-bedroom configurations. Residential amenities will include a fitness center, rooftop terrace, bike storage, tenant lounge, and an on-site childcare facility. The affordable portion of the project will be supported by the 485-x tax incentive program and the City of Yes Universal Affordability Preference (UAP) initiative, placing it among the first developments to utilize both programs in tandem.
The property is currently occupied by a surface-level parking lot, as seen in the Google Street View image in the main photo above. Construction is scheduled to begin at the end of 2025, with a projected completion date in spring 2027.
