Construction is complete on Logan Fountain, a 13-story residential building at 265 Logan Street in Cypress Hills, Brooklyn. Designed by MHG Architects and developed by Hudson Companies through a city-state partnership, the $214 million project yields 343 residential units with 173 designated as permanently affordable and 169 as transitional housing units for families experiencing homelessness. The property is bounded by Atlantic Avenue to the north, Fountain Avenue to the east, and Logan Street to the west.

Logan Fountain’s 173 affordable apartments are reserved for households earning up to 70 percent of the area median income. Within that total, 105 apartments are designated as supportive housing and come with services such as case management, career counseling, and mental health support. The remaining 169 transitional units are operated by HELP USA and offer clinical care, employment counseling, and housing placement services.

The project is part of Mayor Adams’ 15/15 Initiative and is supported by a range of funding sources including $24 million from HPD’s Supportive Housing Loan Program, nearly $50 million in equity through HCR’s Low-Income Housing Tax Credit Program, and $18 million in bond financing. Additional contributions include $1 million in New York City Council funding, $200,000 in NYSERDA incentives, and tax credits through the state’s Brownfield Cleanup Program.

The property was built on a long-vacant gas station site and includes ground-floor retail, family play areas, a courtyard, and fitness space. Units are offered in configurations ranging from studios to three-bedrooms.

    All these new “affordable” developments use multicolored brick sections and tiny setbacks to hide the fact that they are huge and bulky. It just makes them look cheap and bulky. And bland… very bland.

    Dull, mediocre, hardly any greenery. The norm for most new construction in the 4 boroughs.
