The Brook Nears Completion at 567 Fulton Street in Downtown Brooklyn

Construction is nearing completion on The Brook, a 51-story residential skyscraper at 567 Fulton Street in Downtown Brooklyn. Designed by Beyer Blinder Belle and developed by Witkoff Group and Apollo Global Management, the 601-foot-tall structure will span 557,973 square feet and yield 591 rental units with an average scope of 827 square feet. The development will also include 68,693 square feet of retail space, a cellar level, and two floors of recreational and sports amenities. Thirty percent of the units will be reserved for affordable housing. Suffolk is the general contractor for the property, which is bounded by DeKalb Avenue to the north, Fulton Street to the south, Flatbush Avenue Extension diagonally to the east, and Bond Street to the west.

Work has proceeded gradually since our last update in late December, when crews had recently finished enclosing the superstructure in its façade of light gray metal paneling and floor-to-ceiling windows with bronze-hued frames. The construction hoist is now in the process of being disassembled from the wide eastern elevation along Flatbush Avenue Extension, leaving a gap in the envelope.

The first trees were recently planted across the upper setbacks of the multistory podium on the southern end of the property.

The entrance to the DeKalb Avenue subway station remains closed under the sidewalk shed at the foot of the building. This entrance will eventually be relocated into the ground floor of The Brook, alongside the retail frontage.

Below are renderings that show a typical setup for the living room space, an open kitchen, a bathroom, and a bedroom. A private outdoor terrace will sit on the uppermost levels facing west towards the New York harbor.

The development will also include a separate low-rise retail structure at 555 Fulton Street on the opposite end of the city block. Co-developed by Downtown Brooklyn Partnership, the building will feature 14,361 square feet of retail space across its ground floor and cellar level, as well as an outdoor roof deck. Bjarke Ingels Group is set to design the surrounding streetscape.

Work has yet to commence on this component, which is shown in the below rendering.

The nearest subways from the property are the B, Q, and R trains at the DeKalb Avenue station and the 2, 3, 4, and 5 trains at the Nevins Street station.

The Brook is slated to finish construction in September 2025, as noted on site, while leasing is set to start soon.

    This is a very solid design that looks like a mid-century modern office building now converted to apartments. Instant history for DT Brooklyn.
