1522 First Avenue Wraps Up Construction on Manhattan’s Upper East Side

Construction is coming to a close at 1522 First Avenue, a 30-story medical office building in the Yorkville section of Manhattan’s Upper East Side. Designed by Perkins Eastman and developed by Extell, the 449-foot-tall structure will yield 400,000 square feet of Class A office space, as well as retail space on the ground floor and cellar levels. The Hospital for Special Surgery will serve as the anchor tenant, occupying 200,000 square feet across the first eight stories of the building. The property is alternately addressed as 403 East 79th Street and is located between East 79th and East 80th Streets.

Nearly all remaining exterior work has concluded since our last update last July, when the tower crane remained standing. This was subsequently dismantled along with the construction hoist, and the ensuing gaps in the warm white façade were filled in. The sidewalk shed was also recently removed, revealing the nearly complete ground floor. Some barriers and fencing remain around the property as crews work to finish the new sidewalks.

The Hospital for Special Surgery’s new facility will feature offices and treatment rooms for musculoskeletal conditions. The building will also include space for the offices of the Department of Health, as well as ambulatory care and surgical facilities. The development will utilize enhanced ventilation and filtration systems.

The nearest subway from the ground-up development is the Q train at the 86th Street station, located at the corner of East 83rd Street and Second Avenue.

1422 First Avenue’s anticipated completion date was slated for the fourth quarter of 2024, as noted on site. YIMBY expects work to fully conclude this summer.

    • I’ve always wondered that, too! I guess it’s a mix of knowing public spaces that you can access + sweet talking doormen and supers?

      Knowing Extell, awaiting negotiations with another hospital to put up a medical office building in lieu of the 400 apartments and school that was originally promised.

    • Holdout tenant. Surely Extell is impatient for high rise.

  3. So basically the discussion should also be made to the cost of acquiring all the buildings and the $50 million payment to the church . Constructions costs should be highlighted and final cost to the owners.. What was profit for Extell ? Definitely an eyesore for residential area..

      • ‘Cause that’s what you do when one has nothing to hide, show the books.
        Its just the financial explanation, and if all is on the up-n-up one should be proud of how they used the money, its not as if one is asking for any personal info.
