Exterior work is progressing on 142 West 21st Street, a 13-story residential building in Chelsea, Manhattan. Designed by BKSK Architects and developed by Yiannes Einhorn, the 135-foot-tall structure will span 61,256 square feet and yield 22 condominium units with an average scope of 2,756 square feet. The development will also include 610 square feet of commercial space, a cellar level, parking for 16 vehicles, and a 30-foot-long rear yard. The property is located on an interior lot between Sixth and Seventh Avenues.
The entire reinforced concrete superstructure was built since our last update last August, when demolition was just about to begin on the parking garage that formerly occupied the lot. Construction topped out in late February, and the building now stands shrouded in scaffolding and black netting as crews shift to the installation of the brick façade.
Additional aerial images show the western and southern elevations of the building from above Seventh Avenue. Interiors are now underway.
The below Google Street View image shows the two-story garage that occupied the site before its demolition. Grid Group purchased the property from Jadlamm Realty Corp. for $31 million in 2021.
The rendering in the main photo shows 141 West 22nd Street with a white brick façade surrounding a grid of floor-to-ceiling windows with light-colored mullions. The massing incorporates several setbacks on the upper floors that will be topped with terraces, and the building culminates in a roof parapet capped with a mechanical bulkhead. Garage doors for the on-site residential parking will be positioned on both ends of the ground floor, and the entrance to the lobby will sit beneath an earth-toned canopy in the center.
The site is located two blocks south of the 1 train at the 23rd Street station.
142 West 21st Street’s anticipated completion date is slated for September 9, 2026, as noted on site.
