The affordable housing lottery has launched for Forten at Columbia, a 20-story mixed-use building at 410 West 126th Street in Harlem, Manhattan. Designed by Peter Poon Architects and developed by Columbia International, the structure yields 92 residences. Available on NYC Housing Connect are 28 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $97,783 to $227,500.

Amenities include pet-friendly policies, a garage with electric vehicle charging stations, bike storage lockers, package lockers, party room, gym, yoga and dance studio, recreation room, common area Wi-Fi, valet trash, on-site resident manager, doorman, rooftop terrace, and a pool. Units feature washers and dryers, dishwashers, air conditioning, smart controls for heating and cooling, intercoms, and name-brand kitchen countertops and finishes.

At 130 percent of the AMI, there are seven studios with a monthly rent of $2,725 for incomes ranging from $97,783 to $168,480; seven one-bedrooms with a monthly rent of $3,050 for incomes ranging from $109,578 to $189,540; and 14 two-bedrooms with a monthly rent of $3,995 for incomes ranging from $143,623 to $227,500.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than September 8, 2025.

  3. It’s near Columbia’s new Manhattanville campus, on Broadway & 125th St. Construction has taken a very long time. It was started before the Covid pandemic.
