Construction is complete at Ruby Square, a 12-story mixed-income residential development at 166-20 90th Avenue in Jamaica, Queens. Designed by Perkins Eastman and developed by BRP Companies, the structure spans 715,000 square feet and will yields a total of 614 rental units in studios to two-bedroom layouts, with 185 designated for affordable housing, more than 50,000 square feet of amenities, 25,000 square feet of retail space, and 5,000 square feet of community space. Work first began in 2022, and the property was formerly known as 90Ninety and is located at the corner of 90th Avenue and 168th Street.
BRP Companies, elected officials and project partners celebrated the grand opening of Ruby Square on July 23 with a ribbon cutting event. The below photos show the milestone occasion in the expansive landscaped inner courtyard.
Ruby Square features seven studios, 54 one-bedroom units, and 153 two-bedroom units. The 185 units of affordable housing are set aside for residents earning 80 and 130 percent of the area median income (AMI). A number of homes have their own balconies that line the outer and inner facades of the superstructure.
Amenity spaces include multiple rooftop lounges and terraces, a state-of-the-art fitness center, co-working spaces, resident lounges, an indoor basketball court with a viewing area, a children’s playroom, pet grooming facilities, a 24/7 attended lobby, and nearly one acre of outdoor spaces for residents and their guests.
“The opening of Ruby Square marks our third development in Jamaica and a defining moment in our ongoing commitment to the region’s long-term growth and stability,” said Meredith Marshall, co-founder & managing partner of BRP Companies. “By delivering critical workforce housing, this project drives economic vitality and strengthens the social fabric of one of New York’s most dynamic and rapidly evolving neighborhoods.”
“When BRP first brought me to this site, it felt like coming full circle. I grew up in affordable housing in Jamaica, Queens, and walked past this exact spot every day on my way to school. To now return and help bring transformational, affordable and workforce housing to this community is deeply personal for me,” said Tammy K. Jones, CEO and Founder of Basis Investment Group. “Our partnership with BRP is powerful. It’s about more than buildings—it’s about investing in people, uplifting communities, and creating generational impact.”
Ruby Square is located just blocks away from Jamaica Station, a major transit hub that provides access to the AirTrain terminal link to JFK Airport, as well as the Long Island Rail Road, multiple bus routes, and the F, E, J, and Z subway lines. The building is easily accessible from the Grand Central Parkway, the Jackie Robinson Parkway and the Van Wyck Expressway.

Good looking project.
Nicely done, we need more tasteful & affordable work like his in our city! Everything (except the weird address) is fantastic – why is Queens so confusing?
What is with you and your obsession with bashing the numbered street system of Queens? It’s getting old Stanley and not funny at all.
Get some mental help before you do something more stupid.
You had a good start to your comment, until you had to bring up the numbered street system like you always do when Yimby talks about a project in Queens. Do you get off doing that? 🤡
Have you not heard about ChatGPT Stanley?
It’s giving juvenile mentality robbing a store instead of using the time to look for a job.
Stop being a lazy deadbeat Stanley and learn how to find info on your own.
Stanley, you never fail to sound like a dimwitted, bootlicking MAGA incel. Get a fucking hobby or something better to do with your life than sounding like a stubborn retard on YIMBY
Isn’t numbers easier than letters? We’ll stay away from queens
Why do you keep making the same snarky remark about the Queens street system whenever Yimby posts about a big project in Queens? It’s remarkable people recognize your by the way you sound: stupid.
It would be nice if it was really affordable. I’m ok a fixed income, 64 yrs of age. As nice as it looks, I dont I can afford this. Love queens, live there all my adult life.
Hope this reinvigorates more of the local surroundings with more housing and street improvements.
Now let’s see the rest of Jamaica, Queens do something as good as this 👍
A courtyard of all glass.
Rear Window on crack.
Yeah but who would even try to bury their wife in the flowerbed with all those eyes on them?
Great work guys! Like to see more of this go up in Jamaica. Tenants will be safe, right next to 103rd precinct. Now let’s make these shelters hotels again and bring economic growth to Jamaica!
When will these apartments available for rent or lease?
Read the article again. It clearly says it
Hopefully it will bring Jamaica up. The area had gone down a lot from the 1960s when I knew it.
Hi please let me know more info on your studio apt Thank You
