Ruby Square Completes Construction at 166-20 90th Avenue in Jamaica, Queens

Construction is complete at Ruby Square, a 12-story mixed-income residential development at 166-20 90th Avenue in Jamaica, Queens. Designed by Perkins Eastman and developed by BRP Companies, the structure spans 715,000 square feet and will yields a total of 614 rental units in studios to two-bedroom layouts, with 185 designated for affordable housing, more than 50,000 square feet of amenities, 25,000 square feet of retail space, and 5,000 square feet of community space. Work first began in 2022, and the property was formerly known as 90Ninety and is located at the corner of 90th Avenue and 168th Street.

BRP Companies, elected officials and project partners celebrated the grand opening of Ruby Square on July 23 with a ribbon cutting event. The below photos show the milestone occasion in the expansive landscaped inner courtyard.

Ruby Square features seven studios, 54 one-bedroom units, and 153 two-bedroom units. The 185 units of affordable housing are set aside for residents earning 80 and 130 percent of the area median income (AMI). A number of homes have their own balconies that line the outer and inner facades of the superstructure.

Amenity spaces include multiple rooftop lounges and terraces, a state-of-the-art fitness center, co-working spaces, resident lounges, an indoor basketball court with a viewing area, a children’s playroom, pet grooming facilities, a 24/7 attended lobby, and nearly one acre of outdoor spaces for residents and their guests.

Ruby Square is located just blocks away from Jamaica Station, a major transit hub that provides access to the AirTrain terminal link to JFK Airport, as well as the Long Island Rail Road, multiple bus routes, and the F, E, J, and Z subway lines. The building is easily accessible from the Grand Central Parkway, the Jackie Robinson Parkway and the Van Wyck Expressway.

    It would be nice if it was really affordable. I’m ok a fixed income, 64 yrs of age. As nice as it looks, I dont I can afford this. Love queens, live there all my adult life.

  7. Great work guys! Like to see more of this go up in Jamaica. Tenants will be safe, right next to 103rd precinct. Now let’s make these shelters hotels again and bring economic growth to Jamaica!
