The affordable housing lottery has launched for Inwood Living, a 17-story residential building at 3880 Ninth Avenue in Inwood, Manhattan. Designed by JFA Architects & Engineers and developed by The Jay Group, the structure yields 270 residences. Available on NYC Housing Connect are 70 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $37,852 to $210,000.
Amenities include a dog park, dog washing station, garage, bike storage lockers, gym, yoga and dance studio, community center, recreation room, business center, rooftop terrace, a sundeck, barbecue grills and prep kitchen, coworking space, a shared laundry room, common area Wi-Fi, package lockers, and virtual doorman. Residences are equipped with air conditioning, smart controls for heating and cooling, washers and dryers, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove and heat.
At 40 percent of the AMI, there are six one-bedrooms with a monthly rent of $914 for incomes ranging from $37,852 to $58,320, and 22 two-bedrooms with a monthly rent of $1,080 for incomes ranging from $45,738 to $70,000.
At 60 percent of the AMI, there are 11 studios with a monthly rent of $1,357 for incomes ranging from $52,183 to $77,760; 12 one-bedrooms with a monthly rent of $1,444 for incomes ranging from $56,023 to $87,480; and five two-bedrooms with a monthly rent of $1,715 for incomes ranging from $67,509 to $105,000.
At 120 percent of the AMI, there are four studios with a monthly rent of $2,675 for incomes ranging from $97,372 to $155,520, and eight two-bedrooms with a monthly rent of $3,400 for incomes ranging from $125,280 to $210,000.
At 130 percent of the AMI, there are two studios with a monthly rent of $2,676 for incomes ranging from $97,406 to $168,480.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 6, 2025.
