New Renderings Revealed for West Side Square in Jersey City, New Jersey

New renderings have been revealed for West Side Square, a multi-building master plan under construction in the Marion district of Jersey City, New Jersey. Designed by MHS Architecture and developed by Lanterra Developments, Westdale Properties, Lantree Developments, and Altree Developments, the project will yield 834 apartments across the two structures. The 800,000-square-foot property is bounded by Fayette Place to the north, Broadway to the south, Corbin Avenue to the east, and Giles Avenue to the west.

Construction has already topped out on the project’s first phase, which is featured in the rendering above. Dubbed The Residences, it consists of a pair of 12-story buildings at 1072-1075 West Side Avenue, and will yield 477 units. A second structure named The Factory will add 357 additional rental units in a later phase.

The first new rendering below shows The Piazza, a pedestrian-friendly space with landscaping, seating areas, and a mix of retail spaces, residential lobbies, and outdoor walkways designed by Melillo Bauer Carman Landscape Architecture. A tall metal archway with the West Side Square signage will span the entrance to the plaza.

The second rendering below showcases The Residences’ 21,000-square-foot amenity deck, which will be located atop the second floor between the towers. The space will include an outdoor swimming pool with private cabanas, and an outdoor movie space. Units that face inward can look down at the expansive courtyard.

The Factory, seen on the right in the above image as well as in the following rendering, will incorporate the restored façade of a former manufacturing facility into its podium, hence its name. This repurposed base will be topped with a landscaped terrace, and the residential levels above will be clad primarily in a glass curtain wall.

The below diagram shows how the former West Side Avenue roadway will be pedestrianized and transformed into The Piazza. Two lobby entrances to The Residences and The Factory will be situated along the outdoor square and will be surrounded by multiple retail storefronts.

The diagram also hints at the possibility of a new PATH station at the northern end of The Piazza, though this has not been approved.

Units at The Residences will come in studio to three-bedroom layouts, while the five-story podium will house 285 enclosed parking spaces and more than 23,000 square feet of ground-floor commercial & amenity space.

Completion of The Residences at West Side Square is anticipated for summer of 2026. The factory has yet to receive approval, and a construction timeline for this second phase remains unclear.
