Construction has begun on Hoboken Urby, a 16-story residential building at 256 Observer Highway in Hoboken, New Jersey. Designed by BKSK Architects and developed by Urby and Ironstate, the nearly 420,000-square-foot structure will yield 345 rental apartments in studio- to three-bedroom layouts and more than 17,000 square feet of lower-level retail space. The project will be the ninth in the developer’s portfolio and will rise from a site bounded by Observer Highway to the south, Park Avenue to the east, and Willow Avenue to the west.
The rendering above looks north at Hoboken Urby from the corner of Observer Highway and Park Avenue. The building is shown clad in floor-to-ceiling windows framed by a grid of earth-toned paneling. The retail space spans two stories at the southern corner with pocketed terraces on its second level, and new tree-lined sidewalks with planter beds will surround the ground floor.
Below are two additional renderings showing closer perspectives of the fenestration and lower levels. A stepped landscaping feature will be situated around the center of the property with outdoor seating and cascading garden beds.
The property was formerly occupied by a municipal parking garage, as seen in the below Google Street View image from before its demolition.
Shawn Hausman Design is serving as the interior designer for the homes, which will come equipped with dimmable lighting and keyless entry, and select apartments will offer private terraces.
The pet-friendly complex will feature residential amenities such as a rooftop dog run and a fourth-floor courtyard designed by Bas Smets filled with bamboo and other plants surrounding a cold plunge pool, sunbeds, grilling stations, and a fire pit pavilion.

The development site is located in close proximity to ferry access to New York City and the surrounding region, the PATH train, and New Jersey Transit trains and buses.
Hoboken Urby is slated for completion in summer 2027.
