Construction is complete on Shepherd Glenmore, a seven-story affordable and supportive housing development at 365 Shepherd Avenue in East New York, Brooklyn. Designed by MHG Architects and developed by Housing Plus and Spatial Equity, the $61 million project yields 123 affordable apartments, including 74 units with supportive services for people who have experienced or are at risk of homelessness. The property is located between Liberty and Glenmore Avenues.
Apartments at Shepherd Glenmore are reserved for households earning up to 60 percent of the area median income. Supportive services, such as mental health care, employment support, and case management, are provided by Housing Plus with funding from the Empire State Supportive Housing Initiative. Eight apartments have also been designated for independent seniors under the NYC Affordable Independent Residence for Seniors Program. In addition, 31 units will remain permanently affordable under New York City’s Mandatory Inclusionary Housing Program.
Shepherd Glenmore features a rooftop solar array and meets Energy Star Multifamily New Construction and LEED Gold standards. Amenities include 5,000 square feet of outdoor recreation space, a community garden, 24-hour security, a fitness room, and a wellness room.
Financing included over $21 million in equity from Low-Income Housing Tax Credits and subsidies from both New York State Homes and Community Renewal and the NYC Department of Housing Preservation and Development.
“Investing in high-quality and affordable housing is critical to ensuring the safety and well-being of all New Yorkers,” said Senator Kirsten Gillibrand. “I am proud that the Shepherd Glenmore project supports our seniors and delivers real results for East New York. I will continue fighting for more funding that supports affordable housing projects like this one so all New Yorkers have access to the comfortable and safe homes they deserve.”
