The affordable housing lottery has launched for 37-18 Broadway, a five-story mixed-use building in Astoria, Queens. Designed by Gerald Caliendo Architects and developed by Andrew Magriples of Nema Bradway LLC, the structure yields 16 residences. Available on NYC Housing Connect are five units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $83,452 to $227,500.
Amenities include gym, gated access, elevator, a shared laundry room, virtual doorman, and a rooftop terrace. Residences are equipped with energy-efficient appliances, air conditioning, patios or balconies, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove, heat, and hot water.
At 130 percent of the AMI, there is one studio with a monthly rent of $2,250 for incomes ranging from $83,452 to $168,480; two one-bedrooms with a monthly rent of $2,750 for incomes ranging from $102,789 to $189,540; and two two-bedrooms with a monthly rent of $3,350 for incomes ranging from $128,195 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 2, 2025.

Busy corner. Looks like Gerald Caliendo Architects stepped it up a notch over their typical designs and this one looks pretty good. For prospective renters hopefully they don’t put a noisy restaurant or a smoke shop in the ground floor retail space.

The living room and kitchen is together. It’s like a kitchenette.
This is better than the usual Astoria atrocity.
I’m wondering if there’s an elevator that’s first. Secondly, if they do put anything downstairs, can it be like a little breakfast restaurant or something?
