The affordable housing lottery has launched for Nova Astoria, an eight-story residential building at 11–14 35th Avenue in Astoria, Queens. Designed by S. Wieder Architect and developed by VAJA Group, the structure yields 152 residences. Available on NYC Housing Connect are 50 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $71,212 to $227,500.
Amenities include a dog park, dog washing station, garage, bike storage lockers, gym, yoga/dance studio, business center, children’s playroom, sundeck with barbecue grills and prep kitchen, outdoor terraces including a rooftop terrace, coworking space, common area Wi-Fi, package lockers, and virtual doorman.
Residences are equipped with washers and dryers, air conditioning, hardwood floors, smart controls for heating and cooling, high-speed internet, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity including stove and heat.
At 70 percent of the AMI, there are five one-bedrooms with a monthly rent of $1,913 for incomes ranging from $71,212 to $102,060, and 14 two-bedrooms with a monthly rent of $2,279 for incomes ranging from $85,680 to $122,500.
At 90 percent of the AMI, there are 17 one-bedrooms with a monthly rent of $2,496 for incomes ranging from $91,200 to $131,220, and eight two-bedrooms with a monthly rent of $2,978 for incomes ranging from $109,646 to $157,500.
At 130 percent of the AMI, there are three one-bedrooms with a monthly rent of $2,751 for incomes ranging from $99,943 to $189,540, and three two-bedrooms with a monthly rent of $3,048 for incomes ranging from $112,046 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 9, 2026.
