Construction is rising on 345 East 17th Street, a 13-story residential building in Gramercy, Manhattan. Designed by StudiosC Architecture and developed by Minrav Development, 137-foot-tall structure will span 29,364 square feet and yield 65 rental units with an average scope of 451 square feet. The project will also include a rooftop terrace and a 30-foot-long rear yard. Moti Haber is listed as the owner of the property, which is located between First and Second Avenues.
The reinforced concrete superstructure is nearing the halfway mark behind a shroud of scaffolding and black netting. Based on the building’s modest scope, construction could potentially top out by early spring.
The rendering in the main photo previews the southern profile. The building will begin with a double-height ground floor and rise uniformly to a setback on the eastern half of the 11th story. The majority of the façade will be composed of light gray paneling surrounding a grid of narrow floor-to-ceiling windows. The last three stories above the setback will be enclosed in contrasting dark gray paneling.
The site was formerly occupied by a surface-level parking lot. Minrav Development purchased the property from CIM Group for $12 million in 2020.
The building will include storage for 33 bicycles on the second floor. Additional amenities are expected to be disclosed later.
The nearest subway from the property is the L train at the 1st and 3rd Avenue stations along East 14th Street.
345 East 17th Street’s anticipated completion date is slated for spring 2027, as noted on site.
