The affordable housing lottery has launched for IMPACCT Myrtle Residences, a nine-story residential building at 778 Myrtle Avenue in Bedford-Stuyvesant, Brooklyn. Designed by Urban Architectural Initiatives and developed by IMPACCT Brooklyn, the structure yields 60 residences. Available on NYC Housing Connect are 23 units for residents at 40 to 80 percent of the area median income (AMI), ranging in eligible income from $31,715 to $140,000.
Amenities include an on-site laundry, elevator, 24-hour building superintendent, common courtyard, bike room, community room, rooftop garden, and social services office. Tenants are responsible for electricity, including stove.
At 40 percent of the AMI, there are three studios with a monthly rent of $814 for incomes ranging from $31,715 to $51,840; three one-bedrooms with a monthly rent of $1,026 for incomes ranging from $39,532 to $58,320; and two two-bedrooms with a monthly rent of $1,165 for incomes ranging from $45,772 to $70,000.
At 60 percent of the AMI, there are three studios with a monthly rent of $1,300 for incomes ranging from $48,378 to $77,760; two one-bedrooms with a monthly rent of $1,634 for incomes ranging from $60,378 to $87,480; and two two-bedrooms with a monthly rent of $1,945 for incomes ranging from $72,515 to $105,000.
At 80 percent of the AMI, there are three studios with a monthly rent of $1,786 for incomes ranging from $65,040 to $103,680; three one-bedrooms with a monthly rent of $2,230 for incomes ranging from $80,812 to $116,640; and two two-bedrooms with a monthly rent of $2,655 for incomes ranging from $96,858 to $140,000.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 16, 2026.
