The affordable housing lottery has launched for The Franklin, an eight-story residential building at 280 West 132nd Street in Harlem, Manhattan. Designed by Fischer + Makooi Architects and developed by Timber Equities, the structure yields 52 residences. Available on NYC Housing Connect are 16 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $114,652 to $227,500.
Residences are equipped with air conditioning, washers and dryers, and name-brand kitchen appliances, countertops, and finishes. Amenities include pet-friendly policies, a garage with assigned parking spaces, bike storage lockers, common area Wi-Fi, gym, recreation room, storage, virtual doorman, package lockers, and a rooftop terrace. Tenants are responsible for electricity including stove, heat, and hot water.
At 130 percent of the AMI, there are seven one-bedrooms with a monthly rent of $3,180 for incomes ranging from $114,652 to $189,540, and nine two-bedrooms with a monthly rent of $3,330 for incomes ranging from $121,715 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 22, 2026.
