Permits have been filed for an 11-story mixed-use building at 266 West 135th Street in Harlem, Manhattan. Located between Frederick Douglass Boulevard and Adam Clayton Powell Jr. Boulevard, the lot is one block from the 135th Street subway station, served by the B and C trains. Yura Matat is listed as the owner behind the applications.

The proposed 115-foot-tall development will yield 79,967 square feet, with 60,724 square feet designated for residential space, 14,484 square feet for community facility space, and 4,757 square feet for commercial space. The building will have 89 residences, most likely rentals based on the average unit scope of 682 square feet. The concrete-based structure will also have a cellar and a 20-foot-long rear yard.

Tahir Demircioglu Architect PLLC is listed as the architect of record.

Demolition permits were filed in December 2025 for the single-story structure on the site. An estimated completion date has not been announced.

  1. There are so many lots ripe for development in West Harlem.

  2. If I’m reading this right, quite a bit of the current retail uses will be replaced with “community” space on the ground floor here.
