1477 Third Avenue Gets Underway on Manhattan’s Upper East Side

Construction is ramping up at 1477 Third Avenue, the site of a 15-story residential building on Manhattan’s Upper East Side. Designed by BKSK Architects and developed by Noam Shemel of Kano Real Estate Investments, the 159-foot-tall structure will span 25,754 square feet and yield nine condominium units with an average scope of 2,677 square feet. The development will also contain 1,658 square feet of commercial space, a cellar level, and a 19.5-foot-long rear yard, according to permits filed in 2022. The 4,745-square-foot property is located between East 83rd and East 84th Streets.

The street-level rendering above shows the full western elevation. The slender building will match the height of its abutting neighbors, and most of the western face will protrude further forward toward the street than the adjacent buildings. The façade will be composed of beige brick surrounding floor-to-ceiling windows, with light gray stone cornices on the seventh, 13th and 15th stories. The latter two levels will also feature arched windows. A small balcony is also depicted on the southern end of the final floor.

The rendering closely matches the below axonometric zoning diagram, which depicts a straightforward massing with two corner cutouts on the southern elevation. An additional setback is located on the top floor, and the building will culminate in a mechanical bulkhead along the northern edge of the roof.

The low-rise former occupant of the lot has been fully razed since our last update last May, when demolition prep was just getting underway. Foundations could begin formation sometime this spring, followed by the rise of the new superstructure later in the year.

The site was formerly occupied by a two-story commercial building, as seen in the below Google Street View image from before the start of demolition. Kano purchased the property from Rodney Spring & Spring Swinehart for $8.5 million in 2022. Cuashman & Wakefield brokered the deal.

The nearest subway from the development is the Q train at the 86th Street station to the east along Second Avenue.

1477 Third Avenue’s anticipated completion date is slated for June 2027, as noted on site.

    Ugh. This could have been sculptural and interesting. But instead it looks like a vertical strip mall.

  4. I can’t tell if the side windows seen in the photo of the existing building on the right will be blocked by this new building. Can anyone tell?
