Construction is set to break ground this spring on 212 Culver Avenue, an eight-story residential building in Jersey City, New Jersey. Designed by MVMK Architecture and developed by Tay Investments, the structure will yield 365 rental units. The project will also include 1,550 square feet of ground-floor retail space and a 184-vehicle parking garage. The property is located at the corner of Culver and Mallory Avenues.

The renderings in the main photo and below preview the eastern and southern elevations, showing a multifaceted massing in a five-over-one style with decorative cornices on the corner volumes. The façade will be composed of floor-to-ceiling windows surrounded by earth-toned brick, light gray brick on floors two through six, and gray paneling on the final two stories above. A series of protruding vertical volumes framed with red metal will add variety to the fenestration.

The following close-up of the southeast corner gives a better look at the brickwork and bands of metal paneling along the floor plates. The building’s address will be displayed on the edge of a canopy over the corner entrance, and the ground floor along Mallory Avenue will feature expansive floor-to-ceiling windows for the retail frontage.

The 365 rentals units will be divided into 158 studios, 179 one-bedrooms, and 28 two-bedroom layouts. Select units will come with private terraces. Residential amenities will include a 400-square-foot dog run, a pickleball court, rooftop terrace, and an additional 8,400-square-foot outdoor terrace on level two. There will also be an indoor-outdoor wellness center featuring a swimming pool, hot tub, cold plunge pool, yoga studio, meditation center, and a dry and wet sauna.

The property was formerly occupied by multiple one-story industrial structures from 212 to 230 Culver Avenue, as seen in the below Google Street View image from before their demolition last fall. Tay Investments purchased the multi-parcel assemblage for $14.1 million.

The development site is an 8-minute walk from the West Side Avenue light rail station, and is also in close proximity to Route 440 with access to I-9 to the north and I-278 to the south.

Construction at 212 Culver Avenue is slated for completion in the summer of 2028.
