Excavation, Pilings Underway At 133-45 39th Avenue in Flushing, Queens

Below-grade work is progressing at 133-45 39th Avenue, the site of an eight-story mixed-use building in Flushing, Queens. Designed by My Architect PC and developed by Hang Dong Zhang, the 165-foot-tall structure will yield 23,666 square feet of commercial space and 9,693 square feet of community space. GBZ 39 REALTY LLC is listed as the owner of the 17,345-square-foot property, which is located near the intersection of 39th Avenue and Prince Street.

An excavator and piling machine are working below street level to unearth the site and prepare for the forthcoming foundations, which should begin to take shape over the coming months. The relatively small plot sits between the Best Western Queens Court Hotel to the east and the Tangram Tower mixed-use development to the west.

The following elevation diagram from the info board depicts the main southern elevation, showing what appears to be a uniform glass curtain wall with metal ventilation grilles and spandrels between each level. A parking garage door is visible along the western edge of the ground level, while a number of doorways are positioned across the rest of the first level, most likely for multiple retail tenants. A bulkhead will rise along the eastern lot line wall, beside a 40,000-gallon water tank.

The site was formerly occupied by a one-story commercial building, as seen in the following Google Street View image from before the start of demolition. Hang Dong Zhang Below acquired the property from Shang Shen Chen, Susan Showsan Lin, Henry Lo, Paul Lo & Robert Lo. for $13 million in early 2024.

The Barbie Li Real Estate Team is handling commercial leasing at the property. The nearest subway from the ground-up development is the 7 train at the Flushing–Main Street station to the east.

133-45 39th Avenue’s anticipated completion date is slated for December 2026, as noted on site.

    Everything gets pilings on the glacial till of Flushing, even one story commercial structures.
