Demolition Prep Underway for 47-Story Skyscraper at 205 Montague Street in Brooklyn Heights

Crews are prepping for demolition at 205 Montague Street, the site of a 47-story residential skyscraper in Brooklyn Heights. Designed by Hill West Architects and developed by Jonathan Landau of Landau Properties, the 672-foot-tall structure will span 529,597 square feet and yield 90 rental apartments and 46 condominium units with an average scope of 2,100 square feet. The $500 million project will also include nearly 40,000 square feet of retail space, multiple cellar levels, and more than 100 enclosed parking spaces. The 19,000-square-foot property is located at the northwest corner of Montague Street and Cadman Plaza West.

Crews are steadily assembling scaffolding over the six-story commercial office building that currently occupies the site. Given the structure’s modest scope, demolition could likely by the fall.

No renderings have been revealed for the skyscraper apart from the below axonometric diagram and site plan. The building will begin with a multistory podium covering the full lot, and the main tower will rise with a rectangular massing oriented to the north. A cutout is visible around the one-quarter mark of the tower, and the slender northern and southern elevations are depicted lined with a series of curving balconies of various sizes. The structure will culminate in a multifaceted bulkhead.

The below Google Street View image shows the conditions of the 64-year-old current occupant of the site before the start of demolition. Landau Properties acquired the property last December for $140 million and secured a $213 million senior loan along with $100 million in equity from Northwind Group through its Northwind Debt Fund III. The funds include $25 million in preferred equity from Atlas Capital Group.

The site is located in close proximity to the Court Street station, served by the R train, and the Borough Hall station, served by the 2 and 3 trains.

A construction timeline for 205 Montague Street has yet to be announced.

  1. I hope the bronze commemorative Brooklyn Dodgers / Jackie Robinson plaque found its way to a new home, such as the Brooklyn Historical Society-Center For Brooklyn History.

  2. Surely all that stone will be salvaged right?

    • Salvaged right into the dump haha

    • Snark aside, can someone who actually knows confirm whether it appears they are carefully handling the facade stone or are chipping away at it with hammers? It seems mad they would let all that RESELLABLE material just be trashed.

      • if a nut can be made off recycling it i am sure they will. i’ll keep an eye out for that when they get to demo and report. it would be a shame if those bright slabs went to waste. that said i cant wait for that corner to be more opened up for pedestrians.

  3. This development is particularly noteworthy. The construction of a new building on this side of the borough, as all previous development has been east of Borough Hall, will undoubtedly have a significant impact on the Brooklyn skyline.

      Numerous new large buildings around it as you can see from the photos. Restrictions on height due to being surrounded by the Brooklyn Heights Landmarked area, but several large buildings have already gone up between Court Street and downtown Brooklyn. Also, St. Francis College was demolished and to be replaced by enormous apartment complex one block away, on Remsen Street. But if you want supertalls in Brooklyn Heights, you’re outa luck.

    It’s a bit of a shame to lose this very solid midcentury facade which could have been saved given the setback tower. The height is rather tall for just 47 floors. Despite the axon drawing, it would really be nice for some of these new Brooklyn towers to have something other than a flat top.

  5. Nothing lost with this building, but Landau is the worst and Hill West’s involvement suggests this will be the biggest missed opportunity in the Brooklyn Skyline.

    This site could have produced the 21st Century 16 Court or Williamsburg Savings bank, but instead we’ll get a new tower that only Long Island City could love.

  6. Another 47-story high building with nothing to offer. Just a plain generic square box with few trees around.

    • How can you make such a judgement, when there hasn’t been any finalized renderings? You’re just projecting your biased view about something you don’t even fully know.

  7. They did not factor in the unique triangular lot. Missed opportunity

  8. Those balconies are going to be a maintenance e nightmare in 10+ years.
