The affordable housing lottery has launched for Aria 7 Platt, a 38-story mixed-use building at 7-13 Platt Street in Manhattan’s Financial District. Designed by Hill West and developed by The Moinian Group, the structure yields 250 residences. Available on NYC Housing Connect are 75 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $68,126 to $227,500.
Amenities include pet-friendly policies, bike storage lockers, shared laundry room, laundry service, valet trash, common area Wi-Fi, gym, media room, party room, recreation room, outdoor areas, rooftop terrace, concierge, on-site resident manager, and community events and classes. Residences are equipped with washers and dryers, air conditioning, air conditioning, high-speed internet, intercoms, smart controls for heating and cooling, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including air conditioning, stove, and heat.
At 70 percent of the AMI, there are 25 studios with a monthly rent of $1,819 for incomes ranging from $68,126 to $90,720.
At 130 percent of the AMI, there are 15 studios with a monthly rent of $3,520 for incomes ranging from $126,446 to $168,480; 22 one-bedrooms with a monthly rent of $3,758 for incomes ranging from $135,429 to $189,540; and 13 two-bedrooms with a monthly rent of $4,484 for incomes ranging from $162,583 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 8, 2026.
