Permits have been filed for a 12-story mixed-use building at 395 Louisiana Avenue in East New York, Brooklyn. Located between Vandalia Avenue and Flatlands Avenue, the lot is near the East 105th Street subway station, served by the L train. David Picket of IUV Building 7 LIHTC Owner LLC is listed as the owner behind the applications.
The proposed 114-foot-tall development is Building 7, which is part of Innovative Urban Village Phase 2. Phase 2 consists of three buildings (Buildings 5, 6, and 7), yielding 1,307,730 square feet, with 1,158,650 square feet designated for residential space, 113,353 square feet for community facility space, and 35,727 square feet for commercial space. Building 7 will have 169 rental residences, and 5,200 square feet of neighborhood retail space. A total 599 permanently affordable housing units delivered in Phase 2.
SLCE Architects is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced. However, Phase 1A recently completed its affordable housing lottery with move-ins this summer. Phase 1B is expected to begin resident move-ins in summer 2027.
