The New York City Landmarks Preservation Commission (LPC) is reviewing a proposal for the residential conversion and expansion of the historic Hotel Bossert at 98 Montague Street in Brooklyn Heights, Brooklyn. Designed by SLCE Architects and developed by SomeraRoad, the project calls for rooftop additions, courtyard infill, new window openings, and other exterior alterations as part of the landmarked building’s conversion. The property is bounded by Montague, Remsen, and Hicks Streets.
The proposal would remove several non-historic rooftop additions and replace them with a new set-back rooftop enlargement clad in limestone. Plans also include infill within existing courtyards, the installation of new windows, and modifications to rooftop mechanical equipment. Presentation materials submitted to LPC include visibility studies from numerous vantage points throughout Brooklyn Heights, along with mock-up images intended to demonstrate the limited visual impact of the rooftop addition on the historic district.
Originally completed in 1909 and designed by Frank Helmle, the Bossert Hotel is among Brooklyn Heights’ most recognizable landmark buildings. The LPC presentation traces the property’s architectural evolution through historic photographs documenting its original construction, subsequent expansion, and the addition of the renowned Marine Roof restaurant.
A residential unit count was not specified in the proposal.
Transit nearby 98 Montague Street includes the Court Street station, served by the R train, the Borough Hall station, served by the 2, 3, 4, and 5 trains, and the Clark Street station, served by the 2 and 3 trains.
The LPC reviewed the proposal at its June 23 public hearing. According to the hearing notes, no action was taken on the application at that time, leaving the proposal pending future consideration.
