Permits have been filed for a five-story mixed-use building at 1740 East Tremont Avenue in Van Nest, The Bronx. Located at the intersection of Rosedale Avenue and East Tremont Avenue, the lot is near the East 180th Street subway station, served by the 2 and 5 trains. Leo Klein is listed as the owner behind the applications.

The proposed 43-foot-tall development will yield 20,028 square feet, with 16,417 square feet designated for residential space and 3,611 square feet for commercial space. The building will have 23 residences, most likely rentals based on the average unit scope of 813 square feet. The concrete-based structure will not have any accessory parking.

Nikolai Katz Architect is listed as the architect of record.

Demolition permits were filed in June for the single-story structure on the site. An estimated completion date has not been announced.

    Oh gawd, why do I immediately wonder when it’s the Bronx, will it be Badaly or Katz? Because it most always is. What a very sad legacy these design criminals will leave. Are developers really this ignorant and lazy?

  3. It should just be residential. Bad enough there’s already one bodega steps away on that end of Rosedale avenue we don’t need another nor do we need any other retail business there because of lack of street parking

    • This corridor of East Tremont Avenue is going to change dramatically over the next several years.

      The automotive businesses are going to starting being redeveloped into mostly mixed use residential and the city plans a bus rapid transit route right through here. The Metro North station will soon open a short walk away.

      Street parking is not a priority.

  4. It made no sense not to include this block during the Bronx Metro North rezoning. It should have been rezoned at least R7-2. The only reason this proposal is even possible is thanks to City of Yes, it’s zoned R5 but is eligible for town center zoning. This area will be so much nicer once all the run down automotive businesses are redeveloped.
