Work is nearing completion on The Dian, a 22-story mixed-use residential building at 162 East 36th Street in Murray Hill, Manhattan. Designed by Ismael Leyva Architects and developed by Gilar Realty and Ranco Capital, the structure will yield 160 rental units and ground-floor retail. The property is alternately addressed as 540 Third Avenue and is located at the southwest corner of Third Avenue and East 36th Street.
The two-toned gray glazed brick façade is almost entirely in place around the grid of recessed floor-to-ceiling windows, and the multiple stacks of balconies are lined with railings. Work is still wrapping up on the lower levels, which remain shrouded in scaffolding and netting. The building incorporates Art Deco stylings on the cornices at the setback, roof, and atop the bulkhead.

The Art Deco style is most prominently expressed on the main entrance along East 36th Street, which features a decorative design of gold-hued paneling and angular mullions. The aesthetic is also reflected in the chandeliers visible in the lobby. The exposed concrete flanking the doors will eventually be clad similarly to the entrance frame and likely filled in with shrubbery.

Units will come in studio to two-bedroom layouts with interiors by Makers Collective. Most of the residential amenities are located on the 22nd story and include a library, a speakeasy-inspired Ruby Lounge, game area, coworking spaces, a coffee bar, a marble-clad fireplace, kitchen, dining room, and an adjacent landscaped terrace with outdoor seating and grilling stations. Level 23 features a separate sun deck with a set of outdoor TVs and a shower.
Additional amenities include a fitness center, yoga room, sauna, a lobby clad with terrazzo and Carrara marble, a pet spa, communal laundry room, and bike storage.
In August, Westville signed a lease to occupy 2,739 square feet on the ground floor, and 1,409 square feet in the cellar level.
The Gilar Group at Corcoran New Development is handling leasing and marketing of the apartments at the Dian.
