Permits were first filed for a mixed-use building by King’s USA Group at 70-40 45th Avenue in Elmhurst, Queens back in 2016. Now, new applications show a major update. The site is located along the major residential Queens Boulevard thoroughfare. Eight blocks away is the Roosevelt Avenue subway station, serviced by the 7, E, F, M, and R trains.
The 104-foot tall structure will yield 108,440 square feet, with 9,220 square feet dedicated to ground floor retail, 7,440 square feet for a small private school, and 83,850 square feet for residential use. 90 apartments will be created, averaging 932 square feet apiece, which could mean condominiums or rental units.
56 parking spaces will be included within the first floor and basement. Residents will have outdoor recreational space on the fifth and eighth floor.
Lam and Lam Engineering will be responsible for the design.
Demolition crews have already cleared away the existing structures, meaning progress can continue as soon as permits are approved. The estimated completion date has not been announced.
