Permits have been filed for a 12-story mixed-use building at 72-01 Queens Boulevard in Elmhurst, Queens. Located between 72nd Street and 73rd Street, the lot is near the Elmhurst Avenue subway station, serviced by the M and R trains. The Hakimian Organization under the Woodside Development Group LLC is listed as the owner behind the applications.
The proposed 125-foot-tall development will yield 376,234 square feet, with 262,365 square feet designated for residential space and 17,935 square feet for commercial space. The building will have 346 residences, most likely rentals based on the average unit scope of 758 square feet. The concrete-based structure will also have a cellar and 225 enclosed parking spaces.
YIMBY last reported on the site in 2015 when Piermont Properties was selling an assemblage of four properties spanning 72-01 to 72-25 Queens Boulevard and 72-30 to 72-38 45th Avenue for roughly $45 million. Last year the Hakimian Organization purchased the site for $33 million.
Aufgang Architects is listed as the architect of record.
Demolition permits were filed in March of this year. An estimated completion date has not been announced.
