Under the direction of Jacob Landau, TOT Developers has filed permits with the New York City Department of Buildings to construct a new 13-story building in Brownsville, Brooklyn. Located at 402 Mother Gaston Boulevard, the building will comprise 87,146 square feet offering a mix of apartments, commercial area, community facilities, and an enclosed parking structure designed to accommodate 94 vehicles.
Few details are available regarding specifics of the components beyond proposed zoning area totals. Beginning with the residential component, submitted permits specify 42,340 square feet divided among 62 individual units. At about 683 square feet apiece, the units will most likely debut as rental properties.
Community facilities will occupy 16,902 square feet, the property’s second largest component. Commercial area will span 15,136 square feet. At this time, the project team has not specified how the commercial space or the community facilities will be activated once the building is completed.
Executive architects J Frankl Associates has not reveled any renderings of the forthcoming development.
Mother Gaston Boulevard is named after Rosetta Gaston, a community advocate and civil rights activist who lived and worked in Brownsville, Brooklyn until her death in 1981 at the age of 95. In her honor, the community renamed Stone Avenue to Mother Gaston Boulevard in 1981.
Located near the northern end of the commemorative boulevard, the building is closest to the Sutter Avenue subway station with access to the L train, as well as the 3 train at Junius Street station. An official construction schedule has not been release by J Frankl Associates or TOT Developers.

Somebody needs to speak up and stop the verticle-piling up of living spaces. I wouldn’t take a free apartment in NYC considering what is going on right now. I’m not doing a census. My apartment with a lovely view is for sale (since yesterday). Time to leave this cesspool.

I have try and tey no lottery. I have been in shelter for over 10 years my apartment burn in brooklyn and lost everything…. I didn’t get help from red cross or any recourse. i would love to be in one bedroom for me and one small dog, I have the proper income and would love to inqiure one of your Decent living vacancy.
