The affordable housing lottery is now open for Roosevelt Parc, a 15-story mixed-use development at 37-46 72nd Street in Jackson Heights, Queens. Developed by partners Werber Real Estate and Socius Development Group and designed by Marvel Architects, the building yields a total 154 units in a mix of studios, one-, two-, three-, and four-bedroom units. Available on NYC Housing Connect are 34 apartments for residents at 130 percent of the area median income, ranging in eligible income from $38,435 to $183,300.

Roosevelt Parc’s amenities include a 5,000-square-foot landscaped garden and a 12,000-square-foot landscaped deck with seating, outdoor kitchens, and grills. Other amenities include a lounge with a fireplace, terrace, and outdoor rooftop oculus, a fitness center, children’s playroom, screening room, laundry room, virtual doorman, yoga lawn, valet service parking garage, package storage, bike storage, and storage unit rentals. Residences will have in-unit washer/dryers for two- and three-bedroom units, energy-efficient appliances, and designer finishes.

At 130 percent of the AMI, there are 15 affordable studios with a $1,121 monthly rent for incomes ranging from $38,435 to $118,300; 19 one-bedrooms with a $1,962 monthly rent for incomes ranging from $67,269 to $133,120; nine two-bedrooms with a $2,849 monthly rent for incomes ranging from $97,680 to $159,640, and four three-bedrooms with a $3,283 monthly rent for income ranging from $112,560 to $183,300. Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 12, 2021.

    “Affordable” up to $183,000 is one way to keep out the riff raff.

    • Yes , making $200, 000 a year and having to rely on an “affordable lottery” to live in Jackson Heights, Queens..George Orwell is laughing from his grave.

    • In Jamaica, Queens. Go for it may as well live in Nassau County. No building so far is worth those rents.

    • These lotteries make no sense..their numbers are ridiculous…38-118,000..up to almost $200000…what???

Because I’m not ESSENTIAL like all those news anchors making 2 million a year and telling us to LOCKDOWN??? IT DOESN’T AFFECT THEM. OR THERE WOULD BE A PAID LOCKDOWN. NYC IS BS.

    It looks nice, my husband and I will be retiring in a year and a half. We live in Texas. Affordable housing is what we are looking for. I am a nurse and he is a truck driver. It took alot to raise 3 kids and get them thru private school and some college. It left us empty of funds. I would like more information on the lottery and how it works.
