Exterior work is nearing completion on 540 Fulton Street, a 511-foot-tall mixed-use skyscraper in Downtown Brooklyn. Designed by Marvel Architects and developed by Jenel Management, the 43-story, 330,000-square-foot building will yield 327 residential units, as well as 71,844 square feet of commercial space and 22,054 square feet of retail on the lower podium floors. The project is located at the intersection of Flatbush Avenue and Fulton Street.
Recent photos show the progress on the curtain wall since our last update in mid-November. Since then, nearly all of the the glass panels have been installed and the construction crane has been removed from the Fulton Street elevation.
A three-story section on the upper corner of the building’s main northern elevation and a smaller section on the southern backside are still awaiting the glass façade, and several of the gray panels have yet to be installed between the floor-to-ceiling windows on the lower floors above the podium. The exterior hoist remains attached to the edifice, but should be disassembled in the coming months. The extended rectangular volume atop the last residential floors protects the mechanical units and will be hidden by a secondary layer, most likely made with gray metal panels as seen in Marvel Architects’ rendering.
The retail space will sit on the first and second floors. The offices will occupy the third through eighth floors, followed by the residences, which include 96 affordable units, stretching between the tenth and 43rd stories of the reinforced concrete skyscraper. Residential amenities include a lounge, a fitness center, and a rooftop terrace with views of Downtown Brooklyn’s continually growing skyline, the New York Harbor, and Manhattan to the north.
540 Fulton Street is planned to be completed this year, though an exact date was not specified.

Manhattan gets most of the attention for the building boom of the last decade, but what has happened in downtown Brooklyn and LIC is nothing short of transformational. I would argue that Brooklyn has had the best success from an overall design standpoint.

I generally agree, but this building is pretty uninspired. Not awful but pretty dull and only going to look worse as 9 Dekalb shapes up a block away.
This is not bad, even though one could say it looks a little bit Gene Kaufman inspired.
But, speaking of which, did any of you notice that the one Kaufman building on Livingston Avenue has the UGLY PATTERN? The Zebra Building is here…
On the nicer side of things, 9 DeKalb Avenue is rising!

I’m just hoping that when they say “affordable” the minimum income requirement isn’t like 100K and above. Most people don’t make that much. I live close enough to Downtown BK. But I want to be given the opportunity to live downtown BK
I am relieved that the zebra building does not look nearly as alarming in this photo as it did in rendering. I will have to get my mask on and check it out in person.
When are architects/builders going to realize that a tower Has 4 sides. This building shows a terrible lack of urbanity showing two ugly, unfinished sides to all of Brooklyn and as a main facade when traveling towards Manhattan. Bad work.
I suspect they’re anticipating towers to go up on either side, so not really any point buildings windows on those sides.

When some thing is eventually built on the corner there I really hope the historic base is kept and a new tower setback just behind it. That would be a win-win-win as Michael Scott would say.
This one feels extremely value-engineered. A disappointment. They could have done a better job with materials for the solid sides. Brushed aluminum or something along those lines.
The concrete walls don’t need a bunch of expensive cladding because they’re just going to be covered when new towers are built on both sides.

Great to.see new buildings. Unfortunate that they only serve people who make a hell of a lot more than the minimum wage. Unfortunate that these are constructed with cheap materials and for a family of 3 only.
Tax break for people who don’t need it. Displacing people who lived here before. Forcing homelessness to levels it has never seen before.
