Construction is set to go vertical at 595 Dean Street, the site of a two-building development in the Pacific Park complex in Prospect Heights, Brooklyn. Designed by Handel Architects and developed by TF Cornerstone, the project will yield a total of 800 residential units, 72,600 square feet of public open space, ground-floor retail, 455 underground parking spaces, and a Chelsea Piers Field House, the first in Brooklyn. The site is bound by Pacific Street to the north, 550 Vanderbilt Avenue to the east, 535 Carlton Apartments to the west, and Dean Street to the south.
Since our last update in February, excavation has been completed, the reinforced concrete foundations have been finished, and the construction cranes have been assembled in preparation for the rise of the superstructures.
The remarkable pace of activity is evident when comparing the amount of work that was done since the middle of winter. At that time, excavation was incomplete and crews were still putting together the final sections of the perimeter foundation walls using a large number of concrete formwork molds. Only portions of the foundation slab were beginning to be made.
As of the photographs from late June, the entire slab is finished with only a handful of sections being smoothed and settled. The two tower cranes are placed near the center of the site, and we also spotted the first portion of what looks like the ground floor of the eastern half of the site underway and taking shape. The land slopes downward to the west, which is visible in the stepped appearance of the northern and southern foundation walls.
595 Dean Street will be clad in a composite of a brick masonry, dark gray metal panels, and floor-to-ceiling glass. Mechanical extensions enclosed in a metal mesh screen will top each tower, and both feature roof parapets lined with glass railings for possible outdoor rooftop amenity spaces. YIMBY last reported that a revised and finalized floor count has yet to be announced, but the taller of the two shows roughly 27 floors and 22 floors for the shorter sibling.
The public open spaces are being designed by MNLA and will feature a playground, a picnic grove, and a dog run on the western side of the site, while the eastern plaza of the master plan will make room for a central lawn surrounded by landscaped walkways, a fountain, and shaded woodland garden. The future Chelsea Piers Field House is planned to house a fitness center, youth sports facilities, a learn-to-swim pool, and space for classes, camps, and after-school programming.
595 Dean Street is aiming for a LEED Silver certification sustainability rating and is slated to be completed in the spring of 2023, as noted on the construction fence.

the only reason they have been able to excavate so quickly is DOB is giving them permits to start every morning at 5am instead of the allowed 7am start and they ae allowing them to work on Saturdays and Sundays!

The neighbors are suffering terribly with their buildings shaking and being unable to work or sleep at home during this pandemic because of constant construction day and night!

Also they were never supposed to be able to dig underground for a Chelsea Piers but the State ESDC overrode all opposition to this and to top it off they are adding an underground garage with 455 spaces WITH ONLY ONE ENTRANCE TO GET IN AND OUT !
