Permits have been filed for an 11-story mixed-use building at 11 Ocean Parkway in Windsor Terrace, Brooklyn. Located between Coney Island Avenue and East 8th Street, the interior lot is one block east of the Fort Hamilton Parkway subway station, serviced by the F and G trains. Morris Jerome of JEMB Realty is listed as the owner behind the applications.
The proposed 145-foot-tall development will yield 308,136 square feet, with 299,586 square feet designated for residential space, 4,159 square feet for community facility space, and 4,391 square feet for commercial space. The building will have 375 residences, most likely rentals based on the average unit scope of 798 square feet. The concrete-based structure will also have a cellar and 106 enclosed parking spaces.
Brian Fanning of FXCollaborative is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
