Permits have been filed for a 12-story mixed-use building at 37-63 72nd Street in Elmhurst, Queens. Located between Broadway and Roosevelt Avenue, the interior lot is two blocks from the 74 Street-Broadway/Roosevelt Avenue-Jackson Heights subway station, serviced by the 7, E, F, M, and R trains. Benjamin Werber of Berber Management is listed as the owner behind the applications.

The proposed 164-foot-tall development will yield 160,575 square feet, with 92,047 square feet designated for commercial space, 57,500 square feet for residential space, and 11,028 square feet for community facility space. The building will have 77 residences, most likely rentals based on the average unit scope of 746 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 232 enclosed parking spaces.

Marvel is listed as the architect of record.

Demolition permits were filed in September for the single-story building on the property. An estimated completion date has not been announced.

    A very worthy redevelopment, but why are there just 77 residential units and 232! parking spaces? Are parking structures now worth more than apartments?
    The last thing NYC needs is more polluting traffic…
