At number 12 on our year-end countdown of the tallest buildings under construction in New York is The Brook, a 575-foot-tall residential skyscraper at 589 Fulton Street in Downtown Brooklyn. Designed by Beyer Blinder Belle and developed by Witkoff Group and Apollo Global Management, the 51-story structure will span 557,973 square feet and yield 591 rental units with an average scope of 827 square feet, with 30 percent of the inventory reserved for affordable housing, as well as 68,693 square feet of retail space, a cellar level, and two floors of recreational and sports amenities. Bonetti Kozerski is the interior designer and Suffolk Construction is the general contractor for the project, which is bound by DeKalb Avenue to the north, Fulton Street to the south, Flatbush Avenue diagonally to the east, and Bond Street to the west.
Work has progressed steadily since our last construction update in October 2022, when excavation and pilings were just getting underway. Recent photos show the reinforced concrete superstructure formed above the multi-story podium and the first few levels of the main tower taking shape within a yellow safety cocoon. Construction should move along more rapidly over the coming months given the fairly repetitive stack of floor plates.

The below rendering looks northwest from the southern corner of Fulton Street and Flatbush Avenue, depicting the entirety of the skyscraper and its façade of recessed floor-to-ceiling windows and white paneling. Dark mechanical grilles will enclose the rooftop bulkhead. Landscaping will top the podium, and new tree-lined sidewalks will surround the ground floor.

Witkoff, Apollo Global Management, and the Downtown Brooklyn Partnership will also construct a one-story structure designed by Beyer Blinder Belle at the opposite end of the parcel. It will yield 7,902 square feet of ground-floor space, 6,459 square feet of space in the cellar level, and a rooftop terrace with an outdoor bar. Bjarke Ingels Group will design the surrounding streetscape.

I don’t know what the MTA does or does not have planned for the DeKalb station entrance in the base but I truly hope it doesn’t include treating the current deteriorating, dumpy and cramped masonry structure as “historic” in need of saving. Give me a break, it’s a piece of crap. Replace it with a nice light filled enclosure hopefully with an escalator.

The Brook makes for a nice companion to Brooklyn Tower! I worked on a brownstone renovation nearby back in the 90s and used to wonder if that area would ever come alive again. It has!

The splendid isolation of the Brooklyn Tower lasted for a blink of the eye.
I think this new building actually compliments the much taller Brooklyn Tower. It balances out the new skyline that is fast becoming one of the best anywhere. As a usually proud Brooklynite, I’m so grateful Downtown Brooklyn doesn’t look like LIC or Jersey City.
Juniors will eventually sell if they have any sense at all and I can see at least a 30 story tower on that corner. Hopefully with an even better Juniors back in the ground floor.
