Exterior Work Progresses on Prospect House at 228 13th Street in Park Slope, Brooklyn

Exterior work is progressing on Prospect House, a five-story residential building at 228-236 13th Street in Park Slope, Brooklyn. Designed by Dome Architecture, Design & Engineering and developed by Robert Saffayeh under the 205 14th Street LLC, the 50-foot-tall structure will span 32,751 square feet and yield 28 condominium units in one- to three-bedroom layouts with an average scope of 1,169 square feet, as well as a cellar level, 22 enclosed parking spaces, six open parking spaces, and a 30-foot-long rear yard. The property is situated on an interior lot between 4th and 5th Avenues.

Photographs from the end of September show the topped-out reinforced concrete superstructure covered in a dense shroud of scaffolding and black netting as crews work to finish the tan brick façade, balconies, and grid of tall windows framed by black metal paneling. Downward-pointing light fixtures have been installed on the walls and were illuminated at the time of our visit.

The below rendering of Prospect House from NestSeekers’ website appears to differ in some regards from the work completed so far, particularly in the fenestration, which is depicted with protruding window frames. The image shows the fifth story topped with a thick cornice that extends over pocketed landscaped terraces on either end of the building, however it’s unclear whether this or other elements of the design have been altered.

The Masters Division at NestSeekers International is handling sales and marketing for the homes, which are expected to range from 724 to 1,545 square feet. Amenities include a 24/7 attended lobby, concierge service, a doorman, an outdoor courtyard, fitness center, extra storage available for purchase, underground parking, a library, roof deck, bike storage room, package room, and a children’s playroom.

The nearest subways from the property are the R train at the Prospect Avenue stop to the south, and the F, G, and R trains at the elevated 4th Avenue-9th Street station to the north.

228-236 13th Street’s anticipated completion date is slated for July 2025, as noted on site.
