The affordable housing lottery has launched for The Y Garden, an eight-story residential building at 11-24 31st Drive in Astoria, Queens. Designed by S. Wieder Architect and developed by Meshulem Twersky, the structure yields 101 residences. Available on NYC Housing Connect are 16 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $105,223 to $181,740.
Amenities include dog park and dog washing station, bike storage lockers, a shared laundry room, common area Wi-Fi, gym, yoga and dance studio, community center, recreation center, children’s playroom, and a rooftop terrace. Homes come equipped with energy-efficient appliances, in-unit laundry, air conditioning, hardwood floors, and name-brand kitchen appliances, countertops, and finishes.
At 130 percent of the AMI, there are nine studios with a monthly rent of $3,069 for incomes ranging from $105,223 to $161,590, and seven one-bedrooms with a monthly rent of $3,253 for incomes ranging from $111,532 to $181,740.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 22, 2024.
